A brand-new home is not a problem-free home

It's the most common assumption we correct: that a new build doesn't need inspecting because the city already inspected it. Municipal inspections check code compliance at a high level. They do not check workmanship quality, and they are not looking out for you specifically.

We routinely find improper HVAC ducting, missing or reversed roof flashing, unsealed penetrations, drainage that slopes toward the house, incomplete insulation and foundation stressors in homes that passed every municipal check.

Phase inspections — catch it while it's still visible

The cheapest time to fix a defect is before it's covered by drywall. We offer phase inspections at the key construction milestones so problems get corrected while they're still accessible.

• Pre-pour / foundation phase — before concrete is poured
• Frame phase — after framing, before insulation and drywall
• Final walkthrough — before your closing walkthrough with the builder

Use your builder warranty while you still have it

Take the report to your builder before closing and the repairs are their responsibility, not yours. After you close, that conversation gets significantly harder. Also plan ahead for our one-year warranty inspection before the 12-month builder warranty expires.
