The problem with stucco in a humid climate

Stucco is durable and attractive, but it's not forgiving of installation errors. When flashing, weep screeds or drainage planes are done incorrectly, water gets in behind the surface and cannot escape. It then sits against sheathing and framing, and rot develops out of sight.

By the time staining or bulging appears on the exterior, damage underneath is usually well advanced.

• Flashing at windows, doors and roof intersections
• Weep screed presence, height and clearance
• Grade and soil clearance at the base
• Sealant condition at all penetrations
• Staining, efflorescence and bulging
• Moisture readings at high-risk locations
