What Actually Changes Your Price

If an inspector quotes you without asking any of these questions, that should tell you something.

Square footage

The single biggest driver. More house means more roof, more systems, more outlets and more hours on site. Most Houston inspectors price in bands rather than per square foot.

Age of the home

A 1968 inner-loop home takes longer than a 2024 build in Cypress. Original cast-iron plumbing, aluminium branch wiring, Federal Pacific panels and second-generation roofs all need careful assessment.

Crawl space or slab

Almost all Houston homes are slab-on-grade, but pier-and-beam properties — common in the Heights and older Montrose — require crawl space entry and add time.

Detached structures

Guest houses, garage apartments, workshops and separate garages are additional structures and are usually quoted separately.

Ancillary services

Termite, mold, sewer scope, pool and foundation elevation readings are separate scopes of work. Bundling them into one visit is almost always cheaper than booking separately.

Turnaround urgency

Most inspectors charge a premium for same-day or after-hours work. We don't — evening and Sunday appointments are standard scheduling, not a surcharge.

Is a home inspection worth the cost?
A single missed foundation, roof or HVAC problem costs several times the inspection fee. The inspection also gives you leverage — findings are routinely used to negotiate a price reduction or seller repairs that exceed the cost of the inspection many times over.
Who pays for the home inspection — buyer or seller?
In Texas the buyer normally pays, and pays at the time of service. It is your report, commissioned by you, and the inspector works for you rather than for the seller or the lender.
Does the price include a termite inspection?
Not in our Basic package. Termite (WDI) inspection is included in our Premium package along with a 90-day termite warranty, foundation elevation readings and thermal imaging. Given the Gulf Coast climate, a WDI report is worth having.
Why are some Houston inspections advertised at $200?
Usually because something has been removed — a shorter time on site, no thermal imaging, a checklist report instead of a photo-rich one, or an inspector working outside the TREC Standards of Practice. Compare what is actually in the report before you compare the price.
Do you charge extra for evening or Sunday appointments?
No. We schedule evenings and Sundays as standard because option-period deadlines don't wait for business hours.
